Worth knowing

Chimney sweep logs do not sweep chimneys. They loosen some creosote - which then falls where a brush and vacuum still have to collect it.

Famco Crown Repair: The Tampa Owner’s Guide

We stock and install Famco-compatible chimney crowns in the Tampa area, with most crown repairs running between $350 and $900 installed depending on crown size, flue count, and how much of the old crown needs to come off. We keep common Famco crown forms and the matching CrownCoat sealant on the truck, so a single-visit replacement is typical for standard single-flue and double-flue setups. Most homeowners discover the problem the same way: brown staining on the ceiling near the fireplace, a musty smell after heavy rain, or crumbling mortar bits showing up in the firebox below.

Where we see the most Famco crown failures in Tampa is on homes built in the 1990s and early 2000s, when Famco crowns were a go-to for builders across Hillsborough County. The crown itself might be stamped or labeled on the underside with a series number like FC-1, FC-2, or FC-3 for single, double, or triple flue configurations. If you can’t find a label, the top outside diameter and flue spacing is usually enough for us to identify it before we come out.

Which Famco Models This Applies To

Famco crowns are cast in standard series sizes, and most Tampa homes fall into one of three: the FC-1 (single flue, typically 13″ x 13″ outside or larger), the FC-2 (double flue, side-by-side), and the less common FC-3 for triple-flue masonry stacks. The critical measurement isn’t just the outside footprint; it’s the flue opening spacing, because a crown that doesn’t sit square on the flue tiles will crack at the seam within a season or two. That’s the compatibility gotcha we run into constantly: a generic crown that “looks right” but leaves a half-inch gap on one side, and the Florida rains do the rest.

On the OEM versus aftermarket question: Famco’s own crowns are decent cast products, but their matching sealant is where we prefer to upgrade. We use a CrownCoat or Gelco elastomeric sealant over the top of any Famco crown we install, because Tampa’s wet season plus our freeze-thaw cycles (rare but real in January) will expose any rigid sealant within a few years. An OEM crown with a quality aftermarket sealant is, in our experience, a better long-term value than going all-OEM and hoping the original sealant holds. We aren’t affiliated with Famco directly; we’re an independent chimney service that installs and repairs their products because they’re common in this market.

Signs Your Famco Crown Repair Is Failing

  • Water staining on the ceiling or walls near the chimney chase. The crown’s whole job is shedding water away from the flue. When it cracks, rainwater follows the flue tiles down and soaks whatever is below. By the time you see staining, the crown has been compromised for at least a season.
  • Crumbling mortar or concrete bits in the firebox. This is the crown spalling, which happens when water gets into small cracks and the surface flakes away. In Tampa, we see this accelerate after heavy summer rains followed by the kind of dry heat that bakes moisture into steam.
  • A persistent musty or damp smell from the fireplace after rain. That’s the flue holding moisture behind the damper. It means water is getting past the crown and pooling where it shouldn’t, often without any visible damage yet on the ceiling.
  • Visible cracks on the crown itself, or a crown that’s pulling away from the flue tiles. If you can see a gap or a crack from the roof or from a ladder (please don’t climb up just to look), the crown has lost its water-shedding ability. Hairline cracks count; they widen with every hot-cold cycle.
  • Efflorescence, which is the white chalky powder on the brick or crown surface. That’s mineral salts being drawn out by water moving through masonry. It’s a sign the crown, the wash, or both are letting water in and it’s evaporating back out through the bricks.

Replacement Cost & What’s Included

In Tampa, a Famco crown replacement with a compatible cast crown and elastomeric sealant runs from $350 on a simple single-flue up to $900 for a double-flue with significant old-crown removal and new flue washwork. What drives the price is how much of the old crown needs to come off, whether the flue tiles are still sound, and how tall the chimney stack is. Single-flue rectangle crowns that are completely shot might be closer to $600 if we’re building the crown fresh instead of fitting a cast replacement.

Every crown repair includes the crown itself, CrownCoat or Gelco sealant application, and debris cleanup. We write the price before we start, and you keep the photo report showing what we found and what we did. The work is backed by our 365-Day Done Right Promise: if it isn’t right, we come back and make it right, no argument and no fine print. We don’t ask for anything upstream or down that isn’t visible in the camera photos.

DIY or Call Us?

What you can safely do from the ground: check for the staging signs listed above, snap a photo of any labeling you can see from a safe distance, and keep an eye on whether water appears in the firebox after storms. What we’d steer you away from: any ladder work on a Tampa roof in July, any attempt to chip off the old crown without the right tools, and any sealant that comes from a big-box caulk tube. A crown that isn’t watertight after a DIY patch will keep doing exactly what it was doing, and you’ll pay for the real repair later anyway.

If you’ve seen water stains or crumbling bits and you want a straight answer, call (850) 290-0897. We’ll talk through what you’re seeing, tell you whether it can wait, and give you a written price before any work starts. No pressure, no upsell, no work you don’t understand.
