Worth knowing

Chimney sweep logs do not sweep chimneys. They loosen some creosote - which then falls where a brush and vacuum still have to collect it.

Famco Damper Repair: The Tampa Owner’s Guide

We repair and replace Famco chimney dampers throughout Tampa, with most repair jobs running between $85 and $260 for parts plus a flat labor rate that’s locked in before any work begins. If your damper handle spins without resistance, your fireplace smokes into the room on windy days, or cold air pours down the flue in January, you’re likely dealing with a failed Famco damper cable or blade assembly. We keep common Famco repair parts on the truck, so most visits are a single trip with the fireplace back in working order the same day.

Here’s how this usually plays out: a Tampa homeowner lights the first fire of the season and the room fills with smoke. The damper’s open, the flue’s clear, but the blade inside won’t stay put. Famco dampers use a cable-and-pulley system that eventually wears out in Florida’s humidity, even in fireplaces that only get used a dozen times a year.

Which Famco Models This Applies To

Famco makes a few distinct damper lines, and the repair path depends on which one you have. We work on all of them in Tampa, from older cast-iron units in 1970s ranchers around Carrollwood to newer top-sealing models in new construction in Westchase and Riverview.

Famco’s round and oval dampers (typically 6 to 16 inch blade diameters) are the most common in Tampa homes. They install just above the firebox at the throat of the chimney. The top-sealing Famco models sit at the flue’s crown instead, sealed shut by a gasket when not in use. If you have the paperwork or can read the label on the collar, note the damper size in inches: the replacement blade or cable assembly must match exactly. A 13-inch damper will not fit a 12-inch collar, and yes, we see that mismatch more often than you’d think after handymen swap in whatever the hardware store had on the shelf.

Famco blade assemblies, cable kits, and pivot bolts are the OEM choice, and for good reason: the cable length and attachment points are engineered to the housing. There are quality aftermarket universal cable kits out there, but they almost always require field-cutting and drilling that leaves the mechanism sloppier than the original. We stock Famco-specific parts and a handful of trusted equivalents, not whatever’s cheapest at the counter. Independent note: Kindling Chimney Tampa is not affiliated with Famco, but we install and repair their products daily and keep their parts compatibility fresh on our trucks.

Signs Your Famco Damper Is Failing

  • Handle spins with no tension: The cable has snapped or slipped off the pulley wheel. In Tampa, the cable often rusts through at the pivot point where humidity works its way down past the chimney cap.
  • Damper won’t stay open or closed: The blade is warped or the return spring has lost tension. Famco springs are decent, but years of heat cycling plus Florida’s damp summers degrade them faster than manufacturers expect in drier climates.
  • Smoke drifts into the room even with the damper open: The blade may be partially seized, or debris has built up behind it. We find a surprising amount of stucco and roof grit that falls down uncapped flues in Tampa and jams the blade at a half-open angle.
  • Cold air rushes down the chimney in winter: The damper never fully seals, even when “closed.” The blade’s edge is uneven, or its gasket (on top-sealing models) has cracked and peeled. For non-top-sealing Famcos, a loose fit at the collar is the culprit.
  • The blade is visibly cracked or has holes: Cast iron gets brittle after two or three decades. In rare cases we see fatigue cracks from the heat side. With a blade that’s cracked through, repair isn’t possible: it’s replacement, and we’ll show you the crack before we quote a replacement part.

Replacement Cost & What’s Included

Here’s what we tell Tampa homeowners before we start any Famco damper work. Parts themselves run $45 to $160 for most cable and blade assemblies depending on model and size. Labor is a flat chimney-top or firebox-side rate, not an open-ended hourly fee, and the typical all-in repair lands between $210 and $360. However, if you have a top-sealing Famco damper and the gasket, cable, and retainer ring have all failed, expect the job to land on the upper end of that range.

Your written price comes before anything is touched, and it holds. What drives the range: whether it’s a cable-only replacement or a full blade swap, how easily accessible your damper is, and whether the chimney cap has to come off to reach a top-sealing unit. Every Famco repair we do in Tampa carries the 365-Day Done Right Promise. If the damper mechanism gives you trouble after we leave, we make it right at no charge.

DIY or Call Us?

You can safely check three things from your living room, and we encourage you to: look up the flue from below with a flashlight, test whether the handle engages the blade at all, and watch for any debris falling into the firebox when the damper closes. That’s the diagnosis, and it’s genuinely useful.

Where DIY goes wrong is the actual repair. Famco cable systems route through tight housing channels, the cable is under spring tension, and a snapped cable can whiplash a hand. Even top-sealing dampers have cables routed through roof-level hardware. We’ve seen Tampa homeowners attempt a “simple” Famco fix and end up needing a full damper replacement after the housing mounting points were stripped. The truth is, the parts are easy to buy online, but correct assembly on the specific Famco model you own is the entire repair. Call (850) 290-0897 and we’ll match your unit, show you the failed part, and hand you a written price before touching a single bolt.
